PARC DU CAP RESIDENCES & SPA
This new build 930m2 spa for the exclusive use of the PDC residents, had been designed by others but was over budget and the client requested to bring it within budget.
Its re-designed and value engineering provided a saving of €300K by substituting all materials, finishes and furnishing to more affordable ones and reducing the quantities of all the sanitaryware as well as a reduction of construction cost by placing all shower rooms, WC (general plumbing) back to back instead of independently placed, thus bringing the overall cost just below its initial budget of €1m.
The re-designed also improved the spa layout for the end-user in terms of circulation and space planning.

SPACE PLANNING IMPROVEMENTS
* Changing Rooms
Rationalization of space to all 6 changing rooms, providing easier space to circulate/move around, in particular for the 2 accessible changing rooms + rationalization of all sanitairyware, construction and purchase cost reduction.
* Spa Area
Changed the build-in and in-house operated Sauna, Steam and Ice Room to pre-made pods operated by an external specialist spa supplier, thus a reduction in construction and operating cost.
